Lovely rooms very modern and the staff very friendly

The rooms were decorated very tastefully and modern.
We were given 2 single beds put together but booked a room with a 'king double'. We were given the ground floor room that was situated inbetween the kitchen and the dining room and opposite the front door to the building which was disappointing as it was quite noisy and didnt feel very private.

We had a lovely stay at the Capital Residence. It has been newly renovated, and everything is new, clean, and tasteful. We booked the family room, which has two bedrooms and a full bath. The room was at the top, back of the house, and so quiet it was like being in the countryside, the beds were new and very comfortable. The Mum and son who own/run the house are very genuine, friendly and helpful. Breakfast was enormous, a great variety, and they provided gluten free bread, muffins and sausages for me. The house is located about 15 or 20 minutes walk from the city and from the coast, very convenient. It was extremely good value for money. I would very happily stay there again, and will recommend it to friends and family.

Very friendly manager also his mother was lovely cooker for the breakfirst.Very new B&B but nice classic building. Takes about 30min. to walk to town center of Edinburgh but it is also nice to see the people and town scape.Very international area, Chinese, Indian,Polish, Turkish Thai and Scotish so many restaurant to eat in and out. There was slightly funny functions in the house but it was also enjoyable to manage. The best was their breakfirst.

It is ideally situated between the shopping in Edinburgh and some great restaurants in Leith, and the ability to park right outside the front door.

Newly renovated and very tastefully decorated. Great attention to detail. Excellent fresh fruit and plenty of choice for breakfast. Very helpful information provided to first timers in Edinburgh. Good location with on street parking available and close to bus stop
Our only complaint was that we were not able to stay longer!

We found Heather and David friendly and very helpful, The location was well serviced by public transport and an ideal spot for being close to the city with out being in the hub of it. Would highly recommend it and will return again.

Location - only a 15 minute walk to the Centre of Edinburgh or if you wanted to catch a bus they were really frequent Room - really good sized room, comfy bed, good decor, immense walk in double shower, so pretty good really! Hotel - laid back approach of hotel, was nice and quiet

Very friendly and helpful staff. Comfortable bed. Modern fittings in bathroom. Parking on road available. The honesty bar in the dining room was a refreshing concept. Brilliant breakfast - ticked all the boxes.
